North Las Vegas Short-Term Rental Regulations

City Code of Ordinances
The North Las Vegas City Council passed the Short-Term Rental Ordinance. It allows all sorts of short-term rentals but requires owners to get a Conditional Use Permit and a business license before they can operate. A 660 ft separation between units will be required. Within multifamily zoning, short-term rentals are only permitted if the units are individually mapped. Within a duplex, condominium, or townhouse building, no more than 50% of the units or eight (8) units, whichever is less, may be used for short-term rentals. Individual room rentals are only permitted if the residential dwelling unit is owner-occupied and the owner rents rooms within the residence. Only the property owner may apply for the Conditional Use Permit and Business License. Before receiving a business license, the property owner must submit a copy of the Good Neighbor brochure to all property owners within 200 feet of the short-term rental and any connected homeowners association (HOA) or community management organization. The following are also needed:- Proof of ownership of the dwelling unit
- Site plan showing the location of the noise monitoring equipment
- Assessor’s Parcel Map (found on the Clark County Gismo/Open Web website)
- Floor plan if proposing individual room rental
Building and Housing Standards
North Las Vegas has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements.
