Las Vegas Short-Term Rental Regulations

City Code of Ordinances
Short-Term Residential Rentals are restricted to owner-occupied homes with three bedrooms or less that are at least 660 feet away from another short-term rental and must adhere to licensing, noise, and parking rules. There are no exceptions or exemptions to any of the criteria. The maximum occupancy of a short-term residential rental unit shall not exceed two persons per bedroom (excluding children under the age of twelve). No more than 2 adults per bedroom at any time during the rental period. The short-term rental must have no more than three bedrooms. Short-term rentals are permitted in most Las Vegas neighborhoods, subject to certain regulations. They are prohibited in the master-planned zones listed below:- Summerlin, including Sun City Summerlin
- Town Center
- Skye Canyon
- Cliff’s Edge
- Symphony Park
- Grand Canyon Village
- Las Vegas Medical District
- Providence Square
Business License Requirements
A short-term residential rental requires a Conditional Use Verification (CUV), Business License, and Short Term Rental Affidavit. All advertisements must include the business license number. The hosting platform on which the units will be advertised must be listed on the licensing application. Las Vegas has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements. The operator of a short‐term residential rental shall comply with all provisions that pertain to the collection of room taxes. Short-term rentals might also be subjected to the state and county sales tax and are liable for payment as established by state and county law.Other Rules
While the unit is being rented, the operator must display a placard on the exterior of the building listing the allowable occupancy and a 24‐hour phone number for complaints. No short‐term residential rental unit may be rented for the purpose of holding weddings, parties, receptions, or similar events that typically are held at a banquet facility or other facility that is made available for the holding of events on a commercial basis.Is something not quite right?
