Coral Springs Short-Term Rental Regulations

City Code of Ordinances

Coral Springs defines vacation rentals as “Vacation rental shall mean any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, three-family, or four-family house or dwelling unit that is advertised and/or rented to transient occupants more than three (3) times in a calendar year for periods of less than thirty (30) days or one (1) calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented to transient occupants, but that is not a timeshare project.”  Vacation rentals would have to follow various standards. Provisions relating to property registration, owners who wish to use their unit as a vacation rental must register their property with the City and have a property survey and city-approved floor plan. The maximum number of transient occupants authorized to stay overnight at any vacation rental shall be limited to two (2) persons per sleeping room. The number of sleeping rooms shall be confined by on-site inspection by a representative of the City. The maximum number of persons allowed to gather at or occupy a vacation rental shall not exceed one and one-half times the maximum number of occupants authorized to stay overnight at that site, as shown on the certificate of compliance. In no event shall a gathering exceed twenty (20) persons. Business License Requirements

The Director of Development Services or designee may issue a certificate of compliance to the applicant if all requirements are met: 
  1. The property owner, property manager, or authorized agent must submit the Vacation Rental Registration Application
  2. Show proof of payment/fees:
          Vacation Rental Fee Schedule (Fees are non-refundable):
    • Vacation Rental Registration: $259.27
    • Vacation Rental Annual Renewal: $100.00
    • Vacation Rental Modification: $100.00
    • A vacation rental shall be registered annually on or before the thirtieth (30th) day of September.
  3. Proof of licensure with the Florida Department of Business and Professional Regulation for a transient public lodging establishment. 
  4. Survey of the property. To get the survey, you'll need to make a records request.
  5.  City pre-approved floor plan.
  6. Fully executed Trespass Barring Agreement.
 More information on the minimum requirements for issuing a Certificate of Compliance can be found in the Code of Ordinances - Ordinance No. 2021-107 section 2 (8). 

Building and Housing Standards

An inspection of the dwelling unit for compliance with the Coral Springs Land Development Code is required before issuing a vacation rental certificate of compliance. If violations are found, all violations must be corrected and re-inspected. Before issuing the Certificate of Compliance, no advertising or rental is permitted. All dwelling units shall also meet the minimum requirements of the Florida Building Code. The property owner must provide all guests, before occupancy of the property, with a written summary of applicable City of Coral Springs ordinances concerning noise, vehicle parking, garbage, and common area usage. The summary shall include citations to the relevant City ordinances and instructions on accessing the complete written text. Tourist and Local Taxes

The property owner, property manager, or authorized agent must submit evidence of the vacation rental current and active account with Broward County Tax Collector/proof of Tourism Development taxes (TDT) and Coral Springs Business Tax Receipt. Contact the Business Tax Office for more information. 

Other Rules

The property owner, property manager, or authorized agent must be available with authority to address and coordinate solutions to problems with the rental of the property twenty-four (24) hours a day, seven (7) days a week. The property owner, property manager, or authorized agent must also be situated close enough to the property to respond in person within one (1) hour of being notified by a vacation rental occupant, law enforcement officer, emergency personnel, or the City of issues related to the vacation rental. The responsible party shall respond when requested.
