Denton Short-Term Rental Regulations

City Code of Ordinances

Any residential property rented out on a short-term basis for a period of fewer than 30 days is considered a short-term rental. This includes homes listed for rent on Airbnb, VRBO Vacation Rentals, HomeAway, and similar websites. A short-term rental is defined as the rental of an entire dwelling unit.

Occupancy limits: No more than two (2) guests per bedroom, plus no more than two (2) additional guests are allowed when renting a property as a short-term rental. The maximum occupancy of a short-term rental is 10 persons.

Vehicle limits: One vehicle per bedroom or the maximum number of vehicles that can be accommodated within the garage and driveway.

Business License Requirements

All short-term rental operators must apply for a Short-Term Rental (STR) Registration with the City of Denton.

Once the yearly STR permit is issued, a notice will be sent to all property owners within 100 feet of the rental property, including contact information for a 24-hour complaint hotline.

Building and Housing Standards

Denton has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements.
