Corona Short-Term Rental Regulations

City Code of Ordinances

The city of Corona defines a short-term rental as the rental of any legally permitted dwelling unit, or one or more portions of any legally permitted dwelling unit, for occupancy purposes for a period of 30 consecutive calendar days or less, counting portions of calendar days as full days. Any such person occupying a short-term residential rental shall be deemed to be occupying for 30 days or less until the period of 30 days has expired unless there is a contract or agreement in writing between the owner and the occupant providing for a longer period of occupancy. The number of occupants allowed to occupy any given short-term residential rental unit shall be limited to two people per bedroom plus one person per unit.  Short-term residential rentals are not permitted in properties with deed restrictions for affordable housing purposes. A maximum of two persons per bedroom plus one person per unit shall be allowed to occupy any particular short-term residential rental property. Ordinances are subject to changes, and you should consult City’s Planning and Development Department directly, a local lawyer, or a tax professional. Business License Requirements

The owner or owner's authorized agent must obtain a business license. The owner or the owner's authorized agent must obtain a short-term residential rental permit from the city before renting or advertising the availability of a short-term residential rental unit. A permit is required for each short-term residential rental unit. A short-term residential rental permit shall be valid for one calendar year from the date of issuance and must be renewed annually. If applicable, apply for all State and County licenses. 

Building and Housing Standards

Corona has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements. Some rules and regulations that apply to residential and non-residential properties may apply to your listing. Tourist and Local Taxes

For the short-term residential rental unit, the owner or the owner's authorized agent must ensure that the provisions of Chapter 3.34 on the collection and remittance of transient occupancy taxes are fulfilled. Short-term rentals might be subjected to state and county sales tax and are liable for payment as established by state and county law. 

Other Rules

At least one (1) designated local contact person must be available twenty-four (24) hours per day, seven (7) days per week, while a short-term residential rental property is rented. The owner and, if applicable, the owner's authorized agent must obtain the renter's name, address, and telephone number before the occupancy of a short-term residential rental unit. The renter must get a copy of the city's good neighbor brochure from the property host. In addition, ask the renter to sign a formal acknowledgment that they have received the good neighbor brochure and that they will be accountable for the renter, all occupants, and all invited or uninvited guests of the renter and occupants according to the good neighbor brochure. It is also essential to understand and abide by other contracts or rules that bind you, such as leases, condo boards, co-op rules, HOA rules, or rules established by tenant organizations.
