City Code of Ordinances
Elizabeth regulates the use of short-term rentals. "Short-term rental" (or "STR") shall mean the accessory use of a dwelling unit for occupancy by someone other than the unit's owner or permanent resident for a period of not more than one hundred eighty (180) consecutive nights, which dwelling unit is regularly used and kept open as such for the lodging of guests, and which is advertised or held out to the public as a place regularly rented to transient occupants. Short-term rental must be owner-occupied. The primary occupant of all short-term rentals executing the agreement between the owner and the occupant must be over the age of twenty-one (21) and the party who will occupy the property during the term of the short-term rental.
