Short-term rentals are unregulated in Pembroke Pines unless you are outside the city limit. You can check out the Zoning for Pembroke Pines here. Zoning is subject to changes and should always be confirmed with the Code Compliance Unit Department. 

Business License Requirements

Pembroke Pines doesn’t have any regulations pertaining to registering short-term rentals. If applicable, apply for all State and County licenses. The state of Florida requires all hosts in Pembroke Pines to be registered. Before beginning operations, Florida law requires new public lodging facility owners and new owners of existing facilities to get a license from the division. Furthermore, the state of Florida mandates that all vacation rentals be licensed with the DBPR.

Building and Housing Standards

Pembroke Pines has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements. Some rules and regulations that apply to residential and non-residential properties may apply to your listing. Please consult the Pembroke Pines Code of Ordinances and contact the Building Department for more information. 

Tourist and Local Taxes

The property owner, property manager, or authorized agent must submit evidence of the vacation rental current and active account with Broward County Tax Collector/proof of Tourism Development taxes (TDT) and Florida Department of Revenue certificate of registration for purposes of collecting and remitting tourist development taxes, sales surtaxes, and transient rental taxes.

It is also essential to understand and abide by other contracts or rules that bind you, such as leases, condo boards, co-op rules, HOA rules, or rules established by tenant organizations.
