City Code of Ordinances
The city of Davenport follows the state regulations for vacation rentals. Vacation Rental is defined in Florida state as: "any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, or four-family house or dwelling unit that is also a transient public lodging establishment but that is not a timeshare project."Business License Requirements
Every vacation rental in Florida must have a license from the Department of Business and Professional Regulation (DBPR). Since the DBPR does not oversee hosted rentals, where the host lives on-site while guests are there, hosts who only rent out individual rooms do not need to be registered with the state.- Vacation Rental - Dwelling Application: This is for owners of single-family houses, townhomes, and a unit or group of units in a duplex, triplex, or quadruplex.
- Vacation Rental - Condo Application: This is issued to owners of a unit or group of units in a condominium complex or a co-op that will be turned into a vacation rental.
Building and Housing Standards
Davenport has rules and regulations that specify minimum building, design, maintenance standards, habitability, health, and safety requirements. Some rules and regulations that apply to residential and non-residential properties may apply to your listing. Consult the Building Department for more information.Tourist and Local Taxes
Vacation rentals might also be subjected to city and county taxes. Florida vacation rentals must pay state sales tax (and an additional discretionary sales surtax in some counties). More information about the State tourist taxes is available on the State's FAQ page.Other Rules
It is also essential to understand and abide by other contracts or rules that bind you, such as leases, condo boards, co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable. Visit Davenport for more information. Is something not quite right? Registered users can suggest changes to this guide.
