A website or mobile app that provides guests with information about a property both before and during their stay.
A property that has devices that are connected with each other and can be accessed through one central point, for example, a smartphone, tablet, or laptop.
A digital lock that does not require a key to operate, allowing renters to enter a code or use their smartphones to access a property. Also called an “electronic lock”
Property Management System (PMS)
Software suite that property owners use to manage rental properties. Features can include viewing reservations and booking calendars, communication with guests, setting rates, posting properties on distribution channels, and updating property information.
A system that collects and processes payments.
Online Travel Agency (OTA)
Web-based marketplace that allows travelers to research and book travel services. The major agencies for short-term rentals include Airbnb and Vrbo.
Noise monitoring solution
A system or application that monitors the volume levels in a property. Some have features that alert a host when noise levels exceed a pre-determined maximum.
An online platform that leverages its own search engine to collect information from other websites to produce results. In the travel industry, these usually collect the data of a wide variety of lodging or travel sites and present in a single search box for potential guests. Examples include Kayak and Trivago.
The posting on a listing site such as Airbnb or Vrbo providing guests an overview of the property, usually including a description, photos, pricing, and a calendar of when it’s available to rent.
Accessing a property without physical keys. Options include providing guests a pin number to enter into a smart lock, or wireless apps using a smartphone.

When a traveler books directly via the property owner’s website, rather than through a third-party distribution channel such as Airbnb or Vrbo.

Software used by booking platforms (Airbnb, Vrbo, etc) to securely process reservations and payments.
An online calendar that allows renters to view current availability for a particular property.
An electronic connection between two or more applications via their software platforms allows systems to exchange data sources. For example, 3rd party SaaS companies usually connect via API to the rental platforms of Airbnb, Vrbo, and Booking.com to get data on pricing, and availability.
